Requirements

Oversee daily administrative functions for both the corporate office and construction sites, ensuring efficient and effective operations. Supervise administrative staff, delegating tasks related to office management, and vendor coordination. Ensure compliance with Maldivian labor laws, health, safety, and environmental standards at construction sites. Coordinate with project teams to assist with site logistics, project documentation, and reporting needs. Ensure smooth coordination for site inspections and obtain approvals from government authorities, including local councils, urban development authorities, and environmental regulatory bodies. Handle all necessary approvals and permits from government and relevant authorities for construction activities, ensuring adherence to government regulations. Facilitate the approval process for construction permits, environmental clearances, and permissions. Liaise with regulatory authorities to ensure compliance with local building codes and safety standards. Maintain records of all approvals, licenses, and compliance certificates, ensuring timely renewal and updates. Draft, review, and negotiate contracts related to construction projects, including agreements with subcontractors, suppliers, and service providers. Oversee the preparation and execution of apartment handover agreements, ensuring all legal and contractual obligations are met during project completion and client handover. Manage rented accommodation agreements for construction workers and project staff, ensuring timely renewals, rent payments, and compliance with lease terms. Track and manage contract timelines, ensuring timely delivery of obligations, renewals, and escalations if required. Serve as the primary point of contact for all contract-related matters, including dispute resolution, contract amendments, and renewals. Manage the entire process of handing over completed apartments or units to clients, ensuring all contractual requirements are fulfilled. Coordinate with project teams to ensure apartments are ready for handover, including inspections and final quality checks. Prepare all necessary handover documentation, including agreements, warranties, and customer service instructions. Ensure all government registrations and certificates (e.g., occupancy certificates) are completed before the handover process.
